Tenants and tenancies

Tenants

Open Tenants to add a person or household. You can record household members, guarantors, pets, vehicles, emergency contacts and employment. Sensitive details such as dates of birth are stored encrypted.

Creating a tenancy

Open Tenancies and add one: choose the unit, the tenants, the start date, the rent and how often it is paid. A tenancy moves through stages, and the system checks that the important things are in place before it lets you move on, such as Right to Rent checks and the signed agreement.

Right to Rent

Record each check on the tenant. The system works out when the next follow-up is due and reminds you.

Deposits

Record the deposit, protect it with a scheme, and serve the prescribed information. The tenancy shows what is still outstanding and by when.

Notices and ending a tenancy

Notices and rent increases are prepared inside the system, checked, and then served. The notice periods and rules come from rule data that can be updated when the law changes, and the screens remind you that this is software assistance, not legal advice. When a tenancy ends, the system can open a void period for the unit. See Rent, payments and arrears.
