Properties and units

A property is the building or address. A unit is the part you let or sell, such as a flat, a room or the whole house. A house let as one home has a single unit.

Adding a property

Open Properties and choose to add one. Enter the address (a postcode lookup helps), the type, and who owns it. Then add its units. If a block has many flats, use the bulk option to create the units in one go.

The property record

Each property has its own page with tabs. The tabs you will use most are:

  • Compliance: the certificates and checks that apply to this property and when they are due.
  • Maintenance: repairs and jobs for this property.
  • Finance: charges raised for the property, what is outstanding, and the ledger entries tagged to it.
  • Profitability: income and costs for this property over a date range you choose.
  • Documents: files kept against the property.
  • Inspections: visits booked and completed.

Tabs only appear if you have the permission and the part of the system is switched on for your plan.

Ownership

Say who owns the property and what share each owner holds. Statements and payouts use these shares. See Landlords and ownership.

Good habits

  • Keep the address exact; documents and notices use it.
  • Record a property's key facts once (type, bedrooms, EPC, council tax band) so adverts and compliance checks use them automatically.
