Landlords and ownership
If you manage properties for other people, each owner is a landlord record. If you let your own homes, you add yourself.
Adding a landlord
Open Landlords and add one. A landlord can be a person or a company, and has an onboarding checklist (identity checks, agreement signed, bank details and so on). Tick items off as you complete them.
Owning properties
On the property, record the landlord and their share. Joint owners each get a share; the shares are used to split rent and costs on statements.
Management agreement
Record the agreement: the fee, what you handle, and the spend limit above which you must ask the landlord first. The limit is used when repairs need approval. See Repairs and contractors.
Bank details
Landlord bank details are stored encrypted. A change made through the landlord portal stays unverified until a different member of staff verifies it, so a changed account cannot be paid by accident.
Landlord portal
Invite a landlord from the Portal access tab on their record. They can see their properties, statements and documents, and approve repairs where you allow it. See Portals.
