Rent, payments and arrears
Rent is charged for you
Each tenancy has a rent schedule. The system raises a charge for every rent period, including part periods at the start or end. Other costs, such as a fee or a repair recharge, are also charges.
Recording what was paid
Record a payment against a tenancy and the system allocates it to the oldest charges first. Money received over and above what is owed is held as tenant credit and can be applied later. Mistakes are fixed with a credit note or a refund, never by editing the history.
Importing the bank statement
Upload a statement (CSV or OFX) under bank import. The system suggests which tenancy each line belongs to. You confirm matches, or it can match automatically when it is confident and clearly ahead of the next best match. Lines that are not rent can be categorised or set aside. Re-importing the same file does not duplicate anything.
Arrears
The Rent & arrears screen lists tenancies behind on rent. The system opens a case, then follows a set of steps over days you choose, such as a reminder and a firmer letter. It will not contact a tenant who is in breathing space or flagged as vulnerable, or who has an active payment plan, and every contact is logged. You can agree a payment plan and the system tracks it.
Possession
If arrears continue, the possession options screen shows which grounds may be available. It only informs you; it does not decide for you. See Tenants and tenancies.
