Compliance and certificates
The system works out which checks apply to each property and tenancy, from rule packs that can be updated when requirements change. You do not need to remember the list.
The Compliance screen
Compliance shows every requirement and whether it is current, due soon, overdue or missing. The Compliance calendar shows the same dates on a calendar. The home dashboard flags the urgent ones.
Recording a certificate
Add a compliance record with the date, the contractor and the certificate file. The next due date is worked out for you. A record that came from a contractor portal upload or was read from a document by the AI filing helper starts as pending verification until a person checks it.
Reminders
Reminders go out before things expire, to the people you choose. Remedial work from a failed check can be raised as a repair job.
HMOs and licensing
For houses in multiple occupation, the system works out whether a property is an HMO, tracks licences and their conditions, and checks room sizes against the rules.
Rules can change
Legal numbers (periods, thresholds) live in rule data with a review and approval process. Screens that show legal output say when the rules were last checked. This is software assistance, not legal advice.
