Selling a home, valuation to completion
If your plan includes estate agency, the sales screens follow the life of a sale.
- Leads hold enquiries. Convert a lead when they become a seller or buyer.
- Valuations (market appraisals) record the visit, comparables and your recommended price. Prices are entered by your valuer, never calculated.
- Instructions start when a seller instructs you. Record the agreed terms, the fee, who the sellers are and that their authority is verified.
- Sale adverts are built from the instruction. Before an advert can go live the system checks the price, EPC, material information and wording. The seller approves the particulars and you record that.
- Buyers are matched to adverts by their searches, and can get property alerts.
- Sales viewings are booked against the negotiator diary and checked for double booking.
- Sales offers are recorded, presented to the seller and accepted or rejected. A second accepted offer on one home is refused.
- Sales progression starts when an offer is accepted. Steps, chain links, solicitors and risk flags are tracked through to exchange and completion.
- Sale fee invoices and Commission are created on completion.
Every step is written to the record timeline, and Sales dashboard shows the funnel and targets.
